What a mortgage overpayment can do
On a repayment mortgage, an overpayment reduces the balance that future interest is calculated on. A regular overpayment can therefore reduce the total interest paid and bring your estimated mortgage-free date forward. The actual result depends on your lender’s calculation method, your rate and when the payment is credited.
Some mortgages limit overpayments during a fixed deal or charge an early repayment charge (ERC). Many lenders allow a set annual amount, but the rule is specific to your mortgage. Check the offer document or ask your lender before acting.
